How we work it out
From the size of the house and the number of bedrooms and bathrooms we build a typical room-by-room list (entry, living, family, dining, kitchen, bedrooms, study, outdoor; vanities, tapware, toilets and tile per bathroom; kitchen cabinetry by the metre; marble for benchtops). Each piece is priced at typical local retail for the level you choose.
The Foshan side uses what factories charge for comparable materials and build, plus our sourcing, inspection and service fee (about 35% of the factory price), then lands the whole list: the cheapest container plan to your port, insurance, every duty and tariff for each category, customs and port charges, GST in Australia and delivery. Categories that don't pay off (for example wooden bedroom furniture and cabinets in the US) stay at the local price, so the saving is never overstated. These are estimates for planning; your sourcing plan prices your actual list.

Questions
How much does it cost to furnish a luxury home?
At typical US luxury retail, furniture, lighting and outdoor pieces for a 6,000 sq ft home come to several hundred thousand dollars; adding kitchens, bathrooms, stone and wardrobes can double it. The calculator shows the figure for your house and level.
Is it worth it for just one house?
Yes, most of our clients are building one home. A kitchen, bathrooms, stone and a house of furniture usually fill one or two 40′ containers, which is enough for freight to be a small share of the total.
What isn't included?
Installation, your designer's fee, appliances and anything you choose to buy locally. Art and antiques are left out too.
